Lake Pointe Sustainable Residential Community Sugar Land, Texas

This proposal for a 53-acre park repurposes a vacant office campus into a walkable, sustainable residential community centered on lakefront living and everyday convenience. Five existing office buildings totaling 1.2 million square feet are repurposed into apartments, while three new residential buildings replace 6.9 acres of asphalt. Onsite amenities, including a supermarket, fitness center, retail, services, roof garden, and pool, support daily life. Public open spaces feature native grass and butterfly gardens, community gardens, play areas, outdoor fitness, and social spaces. Sustainability strategies include replacing the extensive existing pavement with green space and permeable paving to reduce stormwater runoff. Shaded pedestrian and bicycle paths improve walkability. Native tree planting increases canopy cover to help mitigate the urban heat island effect, while a butterfly garden and community garden support biodiversity and food security. Permeable pavers and solar-powered EV charging stations further strengthen the site’s environmental performance, resilience, and long-term community value.
